Chimney Surveys Without Scaffolding: What You Can and Can't Assess

A full scaffold to reach a chimney costs between £800 and £2,500 before inspection work begins. A cherry picker can position an operator at chimney height in under an hour. Here is what a platform-based chimney survey can and cannot assess - and when you genuinely need something more.

Why Chimneys Are Neglected

Chimneys are among the most consistently neglected elements of British building maintenance, and the reason is simple: they are difficult to reach. Roof access without scaffolding exposes both the inspector and the tiles to damage. Drone surveys have improved the situation for gross defect identification, but cannot provide the close-range tactile assessment needed to check mortar condition, test lead flashing adhesion or identify hairline cracks in flaunching.

The result is that many chimneys go unexamined for ten, fifteen or twenty years - until a defect becomes a leak, a falling pot or a structural movement significant enough to notice from the ground.

What a Cherry Picker Survey Can Assess

A tracked cherry picker or spider lift positioned at chimney height - typically 7–12 metres above roof level for a standard two-storey property - allows a direct close-range inspection of all externally accessible chimney elements:

  • Flaunching - the sloped mortar cap around chimney pots. Cracks, voids and separation from the pot base are visible and photographable at close range.
  • Brickwork pointing - mortar joint condition on all four faces of the stack. Friable, missing or hollowed mortar is identified by visual inspection and, if required, by gentle probing.
  • Lead flashing - the lead step and apron flashing at the roof abutment is inspectable for lifting, cracking at fold points, failed pointing into the mortar chase and signs of water ingress at the roof-to-wall junction.
  • Chimney pot condition - cracking, displacement or missing pots are identified and photographed.
  • Stack structural movement - any visible lean, displacement of courses or separation of the stack from the main roof structure is identified from close range with a level of confidence not achievable from the ground or from drone imagery alone.

What a Platform Survey Cannot Assess

A close-range external inspection from a cherry picker is not a full structural survey. It does not replace:

  • CCTV flue inspection - the interior of the flue, liner condition and any blockages or fauna (nesting birds) require a CCTV camera dropped from the pot or inserted at the firebox.
  • Structural engineer assessment - where significant movement or structural damage is suspected, a chartered structural engineer's assessment is required and cannot be replaced by a visual inspection at height.
  • Listed building surveys - for listed buildings or scheduled monuments, a specialist conservation survey may be required before any repair work is approved.

For the majority of residential and commercial properties where the question is "is the chimney in reasonable condition and are there any obvious defects needing attention?" - a close-range platform inspection provides a thorough, cost-effective answer.

The Cost Comparison

A simple scaffold erected to reach a standard two-storey chimney typically costs £800–£1,500 for erection and hire, before the inspection or any repair work begins. If remedial work is identified and the scaffold is retained for that work, weekly hire charges apply.

A cherry picker-based inspection typically costs a fraction of this - and if minor repairs (repointing, flaunching, lead dressing) are identified on inspection, they can often be carried out immediately, on the same visit, while the platform is already in position.

Combining Survey and Repair

One of the practical advantages of cherry picker-based chimney work is the ability to combine assessment and remedial work in a single visit. Where a traditional survey requires a separate return visit once scaffold is erected, a platform survey can identify defects and address minor repairs - repointing, flaunching replacement, minor lead dressing - in the same day.

ProClean Access carries out chimney surveys as part of our high-level maintenance service. We photograph every face of the chimney at close range, document any defects found and quote for any repair work identified - which can usually be scheduled within days rather than the weeks that a scaffolding programme requires.
