Cherry Picker vs Scaffolding: Which Is Right for Your Job?

Scaffolding is the traditional answer to working at height. It is also slow to erect, expensive to hire and - for most exterior cleaning and maintenance jobs - completely unnecessary. Here is an honest comparison of the two approaches, and guidance on which is right for your job.

The Cost Difference Is Substantial

Scaffolding costs vary by size and location, but for a typical two-storey detached property in Yorkshire, erecting a basic tube-and-board scaffold costs between £800 and £2,000 for the first week, with ongoing weekly hire charges thereafter. A larger or more complex structure - an L-shaped property, a gable end or a building requiring a full wrap - can exceed £4,000 before a contractor has started work.

An operated cherry picker - where the operator comes with the machine - typically costs between £280 and £500 per day depending on the platform type and the job. Most domestic maintenance jobs (gutter cleaning, fascia work, sealant replacement, solar panel cleaning) are completed in a single day. The cost saving compared to scaffolding can be several hundred to several thousand pounds on a single job.

For managing agents commissioning maintenance across multiple properties, the difference compounds significantly over time.

Speed and Disruption

Scaffolding typically requires 2–5 days to erect, sits in place for the duration of the job (often 1–4 weeks for a full programme) and requires another half day to strip. During this period, it occupies the pavement or driveway, may require a licence from the local authority if it extends into a public highway and is a visual and practical disruption to the property and neighbours.

A tracked cherry picker arrives on the day, positions in under an hour, completes the work and leaves the same day. For most exterior maintenance and cleaning jobs, this is a straightforward advantage.

What Cherry Pickers Cannot Do

Scaffolding is genuinely necessary in some circumstances:

  • Trade work requiring a static platform - bricklayers, roofers relaying large sections of tiles or plasterers working on large elevation areas need a stable fixed surface to stand and work from. A cherry picker basket, while stable, limits workspace.
  • Extended multi-trade programmes - where several contractors need simultaneous or sequential access over a period of weeks, scaffolding provides a shared access solution.
  • Full re-roofing - full roof replacement typically requires scaffolding for both the roofing contractors and for safety compliance.

For exterior cleaning, gutter clearing, fascia and soffit work, sealant replacement, solar panel cleaning, chimney surveys and minor repair work, a cherry picker is the practical, cost-effective choice for the majority of properties in Yorkshire.

Access Constraints: The Narrow Gateway Problem

Many Yorkshire properties - Victorian terraces, courtyard developments, rural properties with stone boundary walls and gated residential estates - have access constraints that scaffolding cannot solve either. If a scaffold lorry cannot access the rear of a property, scaffolding simply does not work.

Compact tracked spider platforms solve this problem. They can pass through gateways from approximately 78cm wide, self-propel on rubber tracks without damaging driveways or lawns and operate on sloping or uneven ground. This makes them effective on properties where neither scaffolding nor standard cherry pickers can reach.

When to Ask for a Cherry Picker

If your job involves any of the following, a cherry picker is almost certainly the right choice - and you should ask your contractor whether they own and operate their own platforms or are quoting to subhire:

  • Gutter clearing, flushing and inspection
  • Solar panel cleaning
  • Fascia, soffit and UPVC cleaning or repainting
  • Sealant and mastic work at roofline level
  • Chimney or high-level brickwork inspection
  • Minor gutter repairs, bracket replacements or joint resealing
  • Minor roof repairs at accessible ridge or verge level
  • Any single-trade job at height lasting less than a week

Own Fleet vs Subhired Equipment

Some contractors quote for cherry picker work and then subhire the platform from a hire company, with a separate operator. This adds cost and a coordination layer - the hire company controls availability, and the contractor has no direct accountability for the machine's condition or positioning decisions.

ProClean Access owns and operates its own fleet of IPAF-certified access platforms. Kris Newbould - who is both the business owner and the IPAF-certified operator - attends every job personally. There are no subcontractors, no hire company logistics and no split responsibility between machine and operator.
